The cheapest way into DFW real estate isn't a rental house you buy with 25% down. It's a duplex you live in with 5% down and rent out the other half. The strategy has a name — house hacking — and it's the on-ramp Brandon Turner and Brian Murray put front-and-center in The Multifamily Millionaire, Volume I, their book on small multifamily.

Here's how it actually pencils in Dallas-Fort Worth in 2026.

What Is House Hacking?

House hacking means buying a small multifamily property — a duplex, triplex, or fourplex — living in one unit, and renting out the others. Because you live there, you qualify as an owner-occupant, which unlocks the thing that makes this work: low-down-payment financing.

A pure investment property needs 20–25% down. An owner-occupied 2–4 unit can be bought with an FHA loan at 3.5% down, or a conventional owner-occupied loan around 5%. On a $400K duplex, that's the difference between needing $100K and needing $14–20K to get in the door. That gap is the entire reason house hacking is the beginner's move.

Does House Hacking Still Work in DFW at Today's Rates?

It works — but at mid-6% mortgage rates, the goal has shifted from "live for free" to "live for cheap."

Two or three years ago, the rent from the other unit(s) often covered the entire mortgage. Today, with rates in the mid-6s and DFW small-multifamily prices where they are, the rent from one side of a duplex usually covers a big chunk of your payment — but not always all of it. So the realistic 2026 pitch isn't "the tenant pays your whole mortgage." It's "the tenant cuts your housing cost by 50–70%, and you're building equity in an asset instead of paying a landlord."

That's still a fantastic deal. You're paying $700 to live somewhere that would cost you $2,000 to rent — and you own it.

The DFW House-Hack Math (Real Numbers)

Take a $400,000 DFW duplex, bought owner-occupied at 5% down:

  • Down payment: ~$20,000
  • Loan: $380,000 at ~6.75% → roughly $2,465/month principal and interest
  • Add taxes + insurance (Texas taxes aren't cheap): call it $3,600/month all-in
  • Rent from the other side: $1,600–1,900/month in a solid DFW submarket
  • Your actual housing cost: roughly $1,700–2,000/month — for a unit that would rent for $1,700+ on its own

You're living at close to break-even while a tenant pays down your loan and the property (hopefully) appreciates. After a year of owner-occupancy, you can move out, rent your side too, and the whole thing may cash-flow as a straight rental — then repeat.

Where Do You Find Duplexes in DFW?

Small multifamily is scarcer than single-family here, so you have to hunt:

  • Older, established neighborhoods — pockets of Dallas, Irving, Garland, and Arlington have duplexes and fourplexes from the '60s–'80s.
  • Off-market and distressed — tired small-multifamily owners (the burned-out landlords) are often your best source, because those deals never hit the MLS at a good price.
  • Value-add condition — a duplex that needs work is exactly what you want; you force equity the same way a single-family BRRRR does.

The catch: the best small-multifamily deals in DFW rarely show up on Zillow at a price that works. They're sourced direct.

Where I Fit If You're House Hacking in DFW

I'm a licensed Texas agent and a direct buyer, and I deal with exactly the sellers a house hacker wants to reach: owners of tired, dated, small properties who want out fast. That deal flow cuts both ways.

If you're a buyer starting with a house hack, off-market small multifamily is the hardest part to source — that's the pipeline I work in.

If you're a seller sitting on a duplex or fourplex you're tired of managing, I'll buy it as-is, tenants and all, cash, in about 10 days — no turnover, no showings. Start at a city page like Irving or Arlington, or get a number now.

The Takeaway

House hacking is still the single best low-capital entry into Dallas-Fort Worth real estate in 2026 — just underwrite it for mid-6% rates and aim to live cheap, not free. Turner and Murray's The Multifamily Millionaire, Volume I is the deep dive on the strategy; sourcing the actual DFW duplex is where a local operator earns their keep.
