- Phone number and/or email (so we can send the cash offer and follow up)

- Standard web analytics (page views, referrer, device type) — no personal identification
How we use it
We use your information solely to evaluate the property, prepare a cash offer, and communicate with you about that offer. We do not use it for unrelated marketing.
SMS messaging — how it works
We do not share, sell, rent, or transfer your mobile phone number or SMS opt-in data to any third party for their marketing purposes. Mobile information stays inside Callahan Home Buyers and is used only to contact you about your inquiry.
- Message frequency: variable — typically 1 to 5 messages depending on how your inquiry progresses. We do not blast broadcast campaigns.
- Message and data rates may apply. Your wireless carrier may charge for the messages you send and receive based on your plan.
- Reply STOP at any time to unsubscribe. You'll receive one confirmation, then no further messages from us.

- Supported carriers include AT&T, T-Mobile, Verizon, and most US wireless providers.
How we protect it
Your information is stored in secured Google Sheets and our internal CRM, accessible only to Caleb Callahan. We do not maintain a public database. We do not use your contact info for any purpose beyond responding to your specific property inquiry.
Third-party services
We use the following service providers solely to operate the website and respond to you. None of them receive your data for their own marketing:
- Cloudflare — website hosting
- Twilio — SMS delivery (your phone number is shared with Twilio only as the message recipient)
- Google Workspace — email and storage
Your rights
You can ask us at any time what information we have on file about you, request that we delete it, or opt out of all future contact. Email [email protected] or call (214) 226-1193.
Children
This site is not directed at children under 13 and we do not knowingly collect data from them.
Changes
If we update this policy we'll change the "Last updated" date above. Material changes will be flagged at the top of the page.
